Some residential building projects often start out as speculative developments. Many carry on as such through the planning stage and may take several months or years to reach completion. At Sutcliffe we understand the development and planning processes and the problems associated with their progress.

We understand that it is essential that residential buildings are designed to achieve the optimum solution for the sale or letting market at which there aimed. Once planning has been achieved, speed of construction is crucial as a developer needs certainty that the project can both be brought to the marketplace at the most rewarding time and within budget to give the optimum yield.

We have extensive experience on residential projects of various style and scale and we understand our role within the design team to understand these parameters and help the developer add value wherever possible.

Description: Consists of ninety-six 1 and 2 bedrooms apartments and duplex accommodation with commercial space at street level. The development also features an internal courtyard area and underground car park for residents

Description: Three storey block of 21 flats with 28 houses

Cost: £3.5m

Description: The project included the demolition of Kinsman House a 12-storey tower block and the construction of a 4-storey block of 44 flats in loadbearing brickwork

Architect: O’Connell East

Description: Refurbishment of the old Express Newspaper Printworks into residential apartments and office accommodations. Lower floor consists of media suites with 1 and 2 bedrooms.

Cost: £5.5m
