Eastham Rake

A landmark new build, mixed-use development, comprising a two-storey clinic building for West Wirral Primary Care Trusts, plus six apartments and a Tesco retail store.

The £3M project is located in the heart of the Wirral community and offers healthcare services to more than 20,000 locals. The PCT includes doctors surgeries, consulting rooms, a day centre and administration facilities.

Sutcliffe’s engineering team designed a hybrid steel frame/traditional masonry construction to facilitate the large open plan areas required by the Tesco store, whilst maintaining a cost-efficient form of construction for the PCT.

The construction programme was phased to allow the PCT to deliver healthcare needs whilst the project was being completed, and Sutcliffe had to adhere to the full health and safety requirements of a live working environment. 

The site was on a former petrol station so was therefore heavily contaminated. A full remediation strategy was required prior to construction. This included the removal of 1,500 tons of hazardous waste, which had leaked from the petrol storage tanks.

Sutcliffe’s in-house geotechnical department successfully obtained a landfill tax exemption for the removal of hazardous waste and saved the client £60,000.
